Fire Safety Policy

Fire Safety During Your Stay

  1. Doors
    Please close all internal and external doors overnight, external doors should be locked and can be opened using thumb turns – the beach door also has a lower, window style handle, to be unlatched.
  2. Escape Routes
    Please ensure floors, particularly corridors and doorways are kept clear during your stay as these will be your escape route in the event of a fire.
  3. Window Locks
    Please ensure all windows are unlocked whilst you are in the property the keys for windows are in the kitchen draw.  Please lock windows whilst the property is unattended.
  4. Smoking
    There is a strict NO SMOKING OR VAPING policy inside the property and on the surrounding land.  Seaspray is a wooden property and therefore more susceptible to the risk of fire.  Also future guests do not wish to breath the fumes left behind.
  5. Cooking
    Instructions for use of electric cooker are in the Guest Information folder.  The cooker is cleaned periodically by the owner but if you cause a spillage please clear this up immediately.  There is to be NO DEEP FAT FRYING at the property.
  6. Candles
    No candles or tea lights are provided and guests must not to use these in or around the property.
  7. Heaters
    In the rare occurrence of a central heating failure Oil filled freestanding heaters are provided, guests will be requested to:
    • ensure heaters are not left on overnight
    • not leave heaters on and unattended
    • to turn heaters off when the property is unattended
    • not to cover heaters
    • ensure children and the vulnerable are supervised when heaters are in use. 
  8. Open fires and BBQs
    There are no open fires or BBQs at the properties and guests are requested not to use these at the property.
  9. Sockets
    Do not use extension blocks or extensions leads other than those provided.  Guests must not overload sockets.
  10. Domestic electrical appliances
    The dishwasher and washing machine should not be run overnight or when the property is unattended.  All appliances must be switched off at the plug when not in use, except where indicated; fridges; freezer; dish washer; washing machine; hive; router and smart meter. The shower and cooker must be switched off at source when not in use.
  11. Charging and holidaymakers electrical appliances
    Seaspray does not have the facilities for charging electric cars, scooters or bicycles, these must not be charged either inside or outside of the premises.  Holidaymakers electrical appliances/devices must be unplugged after use and never left plugged in overnight or when unattended.  Items that require charging, such as, but not limited to, phones must not be charged overnight or when unattended. 
  12. Domestic waste
    Guests are requested to remove waste from the house daily to outside bins.  The outside bins are stored in the bin store which is away from the property.
  13. Number of guests/Sleeping arrangements
    Seaspray sleeps 7 people plus 2 infants in cots, this number must not be exceeded.  Sleeping in any room other than bedrooms is prohibited.

    Fire Safety Provisions

    1. Fire Risk Assessment
      A Fire risk safety assessment has been carried out and will be periodically updated.
    2. Testing
      All electrical wiring, electrical appliance and gas testing is carried out within the required timescales.
    3. Fire Alarm System
      Ceiling mounted, mains powered, radio linked smoke detectors are installed in each bedroom, the living area and hallway and radio linked heat and CO2 detectors are installed in the kitchen. These will be tested between each holiday let.
    4. Fire Fighting Equipment
      A fire blanket is provided at the entrance to the kitchen and away from the cooker.  Guests are encouraged not to fight fires but call the fire brigade. This will be checked to be in place between each holiday let.
    5. Escape lighting
      Ceiling mounted emergency lighting has been installed in the kitchen, living area, hallway and all bedrooms, this will come on if for any reason there is a power cut. These will be tested between each holiday let.
    6. Fire Doors
      The kitchen which contains the only heat sources at Seaspray has a 30 minute rated fire door.
    7. Soft Furnishings
      All upholstered furniture and soft furnishings comply with the furniture and furnishings Fire Safety Regulations. 
    8. Escape Routes
      There are two exits to the property; via the beach door, and; via the front door. Due to the steps outside of the front door this may not be a suitable exit for people with reduced mobility or disabilities. The property is not cluttered and there is a clear pathway to each emergency exit. Escape plans are displayed near each door and can be removed in the event of a fire.
